From 2009 to 2015, we handled the maintenance, tenant build out, construction management, and general contracting work for Fifth Third Bank's Commercial Real Estate Owned (REO) assets while also handling the brokerage, property and asset management. Over this time period, our group successfully managed over 75 different projects, with nearly 1,000 total units. We worked with the Special Assets Group of the Bank from the inception of the group through the end of the last asset the group handled in 2015. We are very proud to have been the single point of contact for the bank for over 6 years.
Since 2018, we have completed the creation, renovation or overall remodel of more than 9 spaces totaling over 30,000 square feet for a Class A office building in the heart of Bloomfield Hills. We have worked with both Ownership and the Tenants to come up with high end designs and finishes to meet the needs of a group of prominent tenants while being budget conscious and resourceful. We have also worked with building management to address building maintenance issues inclusive of parking lot maintenance, window replacement, future planning for common area improvements and storage solutions.
We handled the Landlord work of the Voyager Restaurant in Ferndale, MI. Our clients space was an unconditioned, 1,500sf garage space with block walls and concrete floors. Our tasks were inclusive of: bringing water and sewer to the building, upgrading the electric service to 3 phase, framing and drywalling all exterior walls and ceilings, closed cell insulation, installing rooftop HVAC units.
This building was a series of former bars and restaurants, but was abandoned when our group purchased the building. We brought this building back to life by repurposing it into a mixed use building consisting of office tenants, a large meeting space surrounding the 50 foot long bar, recreating a grotto for secondary meeting space and improving the former kitchen to be suitable for a commercial kitchen tenant.
Our crew worked with a national general contractor to complete the tenant build out of this retail space in Novi, MI. Our tasks were inclusive of: selective demolition, steel framing, drywall and punch list.
We were engaged for the roles of Superintendent, Demolition and Rough Carpentry. The project consisted of dividing up a 15,000 square foot space in to a 3,000 square foot cell for the tenant to build out.
These 6 units and 60 build sites were part of a broken condo development. Our group completed the construction, landscaping and formed the condo association prior to selling the units within 90 days of acquiring the project.
